We are landlords first and foremost and can really relate to what our clients needs are. Do you deliver to all of the UK?
We deliver and install up to 250 miles from our base - SS17 9AP. If you require an installation further than this, you will need to contact the team and this will be agreed on a case by case basis. If you are purely ordering products from us and not requiring them to be installed, we will deliver to all of the UK (delivery charges will apply).
How much is delivery?
For all orders over £2,000, delivery will be free of charge. Deliveries within 25 miles from SS17 9AP will also be free of charge (regardless of order size). All other orders which are over 25 miles from our base, will be calculated subject to order value and location. We endeavour to keep all delivery costs to a minimum.
What days do you deliver on?
Our standard delivery days are Monday-Friday. We are able to deliver and install on weekends in special circumstances, depending on the availability of the team, but this may incur additional charges. Please contact the team if you think you will require weekend installation.
Do I need to be on site when the delivery is arriving?
No. We can gain access through your letting agent, tradesmen or lock box. We will lock the property once finished and return to the agreed location. If you are not on site, we are happy to send you images once all furniture is installed.
How long does installation take?
This is dependent on the size of the job but we endeavour to get all installation completed within 1 day. We usually arrive on site between 8 and 9am and will work until the job is complete.
Can I mix and match the HMO furniture sets?
Yes - we appreciate some clients will not want the exact same furniture set in every bedroom or not all furniture sets will fit in every bedroom. Please contact our team with your requirements and we will arrange a bespoke quote for you.
Can you offer advice on what furniture would be good for my property?
Yes - we are property investors and landlords ourselves so we have the knowledge and experience to advise you on what would be best for your property. If you send us floor plans with room sizes, we can advise on whether the furniture you have chosen will fit into the property, and if it won't, the best alternatives.
Do you have a minimum order size?
No, some of the products in the Create Your Own section are for landlords who would rather install the furniture themselves. Therefore, these products will be delivered to you with a delivery charge (dependent on the size of the order and location) for you to install and there is no minimum order for this.

How do I pay?
Payment can be made either via cheque or bank transfer. 100% upfront payment will be required before delivery and installation can be made.
What if I need to move my delivery date as my property isn’t ready?
Please give us as much notice as possible if you need to move your delivery date. If less than 48 hours notice is provided, regrettably, an additional charge for redelivery may need to be made. If we arrive on site and the site isn't ready for us to install, we will need to charge you for the failed delivery.
Do you remove all rubbish and is there any additional cost for this?
Yes all rubbish is removed and disposed of by us; there is no extra cost for this. We will also vacuum all bedrooms after installation and leave the property ready for tenant occupation.
